Reducing Closing Costs

Reduced Closing Costs and Fees

The costs involved with financing a home can really add up, but the Hometown Home Loan Program significantly reduces your closing costs and fees.

When you get your home loan through the Affinity Lending Center, a "credit" of .50% of the loan amount will be applied towards your closing costs on owner-occupied purchases, refinances, construction loans and more. For example, on a $200,000 loan, that's a savings of $1,000!

Homestead Community Land Trust

Homestead Community Land Trust is a Seattle-based nonprofit with homes available for $50,000 to $100,000 below market prices. Homes are available within the city of Seattle as well as White Center, Boulevard Park, Skyway and Shoreline.

Land trust ownership means that you are able to purchase a home at a lower price because the land remains part of the land trust. Subsidies received by the first buyer are not repaid, but "paid forward" to help future buyers afford a home in the Seattle area.

Financial Solutions

American Financial Solutions partners with HomeStreet Bank as a part of your Hometown Home Loan Program to help you achieve your financial goals.

American Financial Solutions, a division of the North Seattle Community College Foundation, is a nonprofit credit counseling and financial education agency. They are dedicated to providing credit and debt counseling and financial education to consumers to help them make sound financial decisions and find debt solutions to improve their financial futures.

One of the debt solutions available to our clients is participation in a debt management plan, which unlike a debt consolidation loan, works with a client's current creditors, creating a plan of action to repay those debts under the best terms possible. Debt management is not the right solution for everyone, and working one-on-one with a certified credit counselor will help identify the best debt solution for you.

Down Payment Assistance

Down Payment Assistance

Many people think that down payment assistance is free money — most of the time it is not. Many down payment assistance programs come in the form of a second mortgage that has a low interest rate or deferred payments. Grants are funds that do not have to be paid back, unless you sell your home within a certain amount of time.

Down payment assistance funds generally come from the federal, state, county or city government to help low- to moderate-income first-time home buyers. Individual banks or employers may also offer grants or other types of programs.

Down payment assistance programs can usually be used with other programs and seller/real estate agent contributions, also known as layered financing.

The Hometown Home Loan Program offers many different down payment assistance programs for both second mortgages and grants to qualified first-time home buyers. Income restrictions may apply.

Escrow Companies

Escrow Companies

Closing a mortgage transaction is the last crucial step in buying or refinancing a home. You have access to a select group of escrow companies that have agreed to work with the Hometown Home Loan Program.

A professional escrow officer makes sure that this step is performed properly by reviewing the lender’s applications, loan disclosures and other closing documents. They also witness the signing of the closing documents and answer your final questions.

The Hometown Home Loan Program has negotiated a reduced fee from a number of escrow companies as a part of your program benefits. Please ask your loan officer for more details about participating escrow companies in your area.

Default Prevention

Default Prevention Programs

Community nonprofit associations can be an excellent source of unbiased information and one-on-one financial counseling. They can be invaluable in helping you get back on the path to financial success, as they can help you understand your rights as a homeowner and the steps you can take to avoid foreclosure.

Local Resources:


This program, which offers counseling, $5,000 in stabilization loans and assistance in negotiating repayment plans with lenders, gives homeowners the option to avoid default and work out a repayment plan to stay in their home or gain enough time to sell their homes on their own terms.

National Resources:

  • The Unemployment Lifeline

    A one-stop guide that links workers to the resources in their area, from unemployment offices to veterans' services to child care. It also offers the opportunity to talk to others and share support and lessons learned.

  • Reverse Mortgages

    A reverse mortgage can help senior homeowners age 62 or older stay in their home and maintain ownership. Most reverse mortgages are FHA insured and they are a great way for you to achieve the financial security you need simply by using the available equity in your home. You can receive reverse mortgage proceeds in monthly payments, in a lump sum or as a line of credit that you can draw on as needed. Plus, the proceeds you receive are tax-free and are not repaid as long as you live in the house.
